Gareth has been with Harvey & Wheeler since 1978 and almost exclusively concerned himself with the sale of residential property in Dulwich during the last thirty-six years although he does also occasionally sell commercial property and land for redevelopment. He has lived in Dulwich all his life, attended the Village Infants and Dulwich Hamlet Junior School and Wilson’s Grammar School in Camberwell. He is keenly interested in the history of Dulwich and Camberwell and the houses and buildings of both areas.
CHARGES TO TENANTS
Please note that the following fees are payable by the Tenant in respect of a Tenancy arranged by Harvey & Wheeler
Referencing Fee: £36.00 (incl. VAT) for each tenant referenced
Preparation of the Tenancy Agreement: £48.00 (incl. VAT)
Inventory charges for the Check –in and Check-out reports may be shared with the Landlord. These charges are set by the third party inventory companies and vary dependent on the size of the property. Harvey & Wheeler do not take a cut or add any fee to the fee charged for this service.
CHARGES TO LANDLORDS
HARVEY & WHEELER SCALE OF FEES
FOR introducing a tenant who signs a Tenancy Agreement, a LETTING ONLY FEE of 9.6% (incl. VAT) of the rental for the initial fixed term of the tenancy or period up to a break clause, within the first year shall be payable in advance, thereafter in arrears as invoiced. Should the tenancy agreement be renewed with the same tenants, whether or not negotiated by Harvey & Wheeler, the fee will be payable at 9.6% (incl. VAT) of the rent, in advance, for the second year or part thereof. If the tenancy rolls over as a periodic tenancy, the fee of 9.6% (incl.VAT) will be payable in arrears, as invoiced, and will apply to the first two years of the tenancy.
Should Landlords choose to accept Notice from their tenants before the expiry of the initial tenancy term the letting fee is not refundable and landlords should seek reimbursement from the tenants for all associated costs in procuring new tenants, including the agent’s fees and any loss of rental suffered within the initial agreed term.
Should a Landlord wish to instruct HARVEY & WHEELER to also collect the rent, the LETTING AND RENT COLLECTION FEE will be 12% (incl. VAT) for the first and second years of a tenancy or parts thereof deducted from the rental receipts, reducing to 9.6% (incl. VAT) for the third and subsequent years or parts thereof with the same tenants.
Should a Landlord require Harvey & Wheeler to be the point of contact for the tenants in dealing with day-to-day maintenance matters, our LETTING AND MANAGEMENT FEE is 18% (incl. VAT) for the full period of the tenancy, again deducted on receipt of the rent.
We may charge interest at 15% per annum on any sums due to us from the Landlord which remain unpaid after 28 days.
A fee of £48.00 (incl. VAT) is charged to the Landlord for the preparation of the Tenancy Agreement
Harvey & Wheeler may arrange additional services on behalf of the Landlord and payable by the Landlord such as commissioning an Energy Performance Certificate (EPC); preparation of an inventory by an independent inventory company; the inventory check-in and check-out reports and the obtaining of the gas and electrical safety certificates. The charges for the above services will NOT incur any additional fee from Harvey & Wheeler and Harvey & Wheeler will not receive any cut from the supplier.
